What a finished display looks like

Killearn Estates is one of the largest and oldest planned neighborhoods in Leon County, and it has two features that decide how a display is designed: sixty years of live oak and pine canopy, and lots that sit noticeably above or below the road. Roofline lighting alone frequently disappears here. The displays that work use the canopy, the grade, and the roofline together.
The oak canopy is the deciding factor. Killearn's oldest sections have live oaks that arch fully across the front yard. A roofline sitting behind two grand oaks reads as a thin broken line from the street. Wrapping trunks and lower limbs puts light at eye level where it is actually seen from the road, and on most Killearn lots it is the single biggest upgrade available.
The grade changes what shows. Tallahassee is genuinely hilly, and Killearn is built across it. A house on an uphill lot hides its own roofline behind the crown of the yard, while a downhill lot shows the roof and nothing at ground level. The design is set from the street, not from the driveway, so what gets lit is what people actually see when they drive past.
Brick and shingle, not stucco and tile. Most of Killearn is brick ranch and two-story traditional with asphalt shingle, dormers, and stacked gables. Clips are selected for shingle, gutter, and wood fascia rather than tile, and multi-gable rooflines carry more linear footage than homeowners expect — which is usually what moves the price.
Golf-course lots are seen from two sides. Homes backing onto the Killearn Country Club course are viewed from the fairway as well as the street. Where that applies the design covers the rear elevation too, so the back of the house is not dark while the front is lit.
One price, everything handled
Every Killearn Estates display is quoted as one all-inclusive seasonal price, and that price covers all of the following. There are no per-visit service fees, no takedown charge, and no storage bill in January.

Yes, and on most Killearn lots it matters more than the roofline. Under a mature canopy the roof is partly hidden from the street, so wrapping trunks and lower limbs is what makes the display visible from the road.
Sometimes only partly, and that is worth knowing before the design is set. On uphill lots the answer is usually to bring light down the slope with pathway, driveway-edge, and tree lighting so the display starts at the curb instead of at the house.
Yes. Course-facing homes are designed for both approaches so the rear elevation is not dark while the front is lit. It is worth raising at the consultation so the design covers both.
